A Licensed Orlando General Contractor, Accountable Start to Finish
CN Development Group is a licensed and insured Florida general contractor (CGC1525965) based in Orlando. Backed by 15+ years of hands-on trade experience and 150+ projects delivered, we build accessory dwelling units, custom homes, apartment renovations, and retail build-outs across Orange, Seminole, Osceola, and Lake counties — every project run by one accountable team from permitting through final walkthrough.

Why We Started CN Development Group
Before CN Development Group, Erik Cortes and Jonaz Munoz spent years working the trades on other contractors' jobsites across Central Florida — watching good projects get slowed down by poor communication, vague budgets, and no single person accountable for the outcome. They started CN Development Group to fix that: one licensed general contractor, one team, one point of contact from permitting through final walkthrough.
Today that means a team built on the same trade discipline it started with, working across Orange, Seminole, Osceola, and Lake counties on everything from backyard ADUs to full commercial build-outs.
What We Build
Four core service lines, residential and commercial, all under one licensed general contractor.
How We Work
One Accountable Team
Design coordination, permitting, and construction under one contract, with a named project manager who runs your subcontractors and your schedule. One number to call, and one person who owns the answer.
Transparent Pricing
A line-item budget before construction starts — impact fees, permit fees, and allowances included, not deferred to a change order. If scope changes, you approve it in writing before it costs you a dollar.
Built for the Long Term
We build in the counties we live in. Our reputation in Orlando is worth more than any single project, and our subcontractor relationships here go back years — which is why our crews show up when the schedule says they will.
Licensed, Insured, and Verifiable
Everything a general contractor should be willing to publish — and most don't.
| License | Florida Certified General Contractor CGC1525965 — statewide certification, verifiable through the Florida DBPR license portal |
| General liability | Carrier & coverage limit pending confirmation — certificates of insurance issued on request before mobilization |
| Workers' comp | Carrier pending confirmation — coverage confirmed for CN employees and required of every subcontractor before they enter a jobsite |
| Self-performed work | Mixed — we self-perform core scopes and use a vetted, supervised subcontractor base for the rest, on every project |
| Counties | Orange · Seminole · Osceola · Lake |
| Building code | 8th Edition (2023) Florida Building Code; residential work engineered to the 130–140 mph ultimate design wind speed applicable to Greater Orlando |
Ask any contractor bidding your project for their license number and a current certificate of insurance before you sign. If they hesitate, that's your answer. Ours is CGC1525965 — check it.

Who We Build For
Homeowners & Property Owners
Families adding an ADU for aging parents, adult children, or rental income; owners building a custom home on a lot they already have; investors adding square footage to a property they hold. Direct communication with the person running your project, and a schedule you can plan your life around.
Residential inquiries →Developers, Owners & Operators
Multifamily owners and property managers running unit turns and occupied renovations; retail landlords delivering shell space; tenants and multi-unit operators building out to a lease exhibit and an opening date. Preconstruction budgeting, value engineering, and a schedule your leasing or operations team can commit to.
Commercial inquiries →Where We Build
We build in Orlando, Winter Park, Winter Garden, Windermere, Lake Nona, Horizon West, Kissimmee, St. Cloud, Sanford, Apopka, Oviedo, Altamonte Springs, and Clermont — across Orange, Seminole, Osceola, and Lake counties.
Staying inside a four-county radius is deliberate. It's why we know which building departments move fast, which subcontractors show up, and what a permit actually takes in each jurisdiction — and it's why we'd rather turn down work outside it than manage a project we can't get to the same day.
Frequently Asked Questions
Is CN Development Group licensed and insured?
Yes. CN Development Group holds Florida Certified General Contractor license CGC1525965 and carries general liability and workers' compensation coverage. Certificates of insurance are available on request before work begins, and we require an active license and current certificate of insurance from every subcontractor before they mobilize. You can verify our license independently through the Florida Department of Business and Professional Regulation.
Where is CN Development Group located, and what areas do you serve?
We're based in Orlando and build throughout Orange, Seminole, Osceola, and Lake counties — including Winter Park, Winter Garden, Windermere, Lake Nona, Horizon West, Kissimmee, St. Cloud, Sanford, Apopka, Oviedo, Altamonte Springs, and Clermont.
What types of projects do you build?
Four core service lines: accessory dwelling units, new home construction, multifamily construction and renovation, and retail construction and build-outs. We handle both residential and commercial work as a licensed general contractor, from permitting through final inspection.
Do you self-perform work or subcontract it?
Both. We self-perform core scopes with our own crews and use a vetted, supervised subcontractor base for the rest — every subcontractor carries an active license and current certificate of insurance before they're on a jobsite.
How long has CN Development Group been building in Central Florida?
Our team brings 15+ years of combined trade and construction experience to every project, with 150+ projects delivered across Central Florida.
Who will I actually be working with on my project?
Every project is assigned a named project manager who runs subcontractors, schedule, and communication for the duration of the build. You'll have their direct line, not a general office number — and they'll be the same person from preconstruction through final walkthrough.
How do I get a project started?
Tell us about your project through our contact form and we'll respond within one business day. For residential work, that usually starts with a site walk; for commercial work, a scope review and preliminary budget. Either way, you'll get a line-item estimate before you sign anything.
Let's Build Something
